The Everest, from $89,595. Straight lines and an open lane, end to end.

el Capitan, from $95,595. A full width tanning ledge and dual stair entry.

The Sacred, from $119,595. A spa moulded into the shell, a side entry ledge and a full length lane.

Same price in Upper Arlington as anywhere else

We do not price by postcode. A Maldives in Upper Arlington costs what a Maldives costs in Grove City. What moves your number is the pool, its size, how we get equipment into your yard and what turns out to be underground, and all of that is settled in writing before you sign.

What to sort out before you sign

Your HOA, if you have one. Plenty of neighbourhoods have a homeowners association with its own approval process. Get that approval before you sign with anyone. Every model's dimensions are published on its pool page, which is usually what the conversation starts with.

Access. Walk the route from the street to where the pool will go. Gate width, fences, slopes, trees and overhead lines decide how the dig happens, and they are the thing people most often underestimate.

The ground. Central Ohio clay holds water, and the water table rises after a wet spring. That is one of the reasons we like digging in the fall, when the ground is at its driest, and it is why rock, groundwater or old fill are handled by written change order with the price agreed before we touch it.

Permits, fence and placement in Upper Arlington

We pull the pool permit with the City of Upper Arlington Community Development Department and schedule the inspections. A planning review against the city's zoning code comes before the building review, inside the same permit, and the city says residential reviews take 7 to 10 business days. The permit fees are in our price.

Where it can go. Behind the front building setback line, and at least 10 feet from the side and rear property lines, counting the walks and decking around the pool. Nothing can sit in a platted easement, reserve or setback. Pool equipment has to be at least 3 feet from the side and rear lines, out of any easement, no louder than 60 decibels at the property line, and screened so no more than half of it shows to the neighbours.

The fence. At least 48 inches high, built so a child cannot crawl through or under it, with a lock on every gate, and no part of it between the building setback line and the street. Gates stay locked whenever nobody is using or watching the pool. The fence needs its own city permit, and the code does not offer a safety cover in place of it.

Lot coverage. The pool counts toward your lot coverage, but the city allows extra coverage for a pool, up to 5% of the lot in most single-family districts, so a lot close to its limit may still have room.

Source. City of Upper Arlington Unified Development Ordinance, Section 6.09(D)(11) and (12), and the city's steps for building plans.
